At this stage, we define the project’s objectives and feasibility. We discuss your vision, budget, and timeline to ensure the project aligns with your goals.
Preparation and brief
We develop a detailed project brief, outlining your requirements and aspirations. This stage includes initial site assessments and feasibility studies to ensure the project is viable.
We will book the site visit to further discuss your ideas and complete a full measured survey.
Concept design
Drawn up more clearly in CAD (computer aided design), our architectural designers create initial design concepts, exploring different layouts and styles. We present these ideas to you, incorporating your feedback to refine the design.
Spatial coordination
We develop the chosen design further, coordinating with structural engineers and other consultants to ensure all elements work together seamlessly. The planning application is then submitted.
Planning application
We will prepare all the necessary documents to submit the planning application.
Online planning application form
We will liaise directly with the local authority to ensure the best chance of planning permission is granted. Once submitted you will receive an email asking you to pay the submission fees for planning permission. This fee is payable directly to your local planning department and is not included in our fixed fee (the current cost for planning submission is approximately £250 depending on the council).
Technical design
Detailed drawings are prepared, covering all aspects of the build and are compliant with current building regulations. This stage ensures that every detail is planned, from materials to construction methods.
Submission of Building Regulations to either Building Control or an Approved Inspector.
Tendering – The Contractor is selected and employed by the client. We can advise on suitable contractors, sub-contractors, and consultants.
Manufacturing and construction
Construction begins! We are on hand to deal with any design queries, ensuring everything is executed according to the plans.
Handover
Once construction is complete, we conduct a thorough inspection and hand over the finished extension to you. We ensure everything meets your expectations and address any final adjustments.
